Fortune Primero expands footprint with Hosur project; 20 lakh sq ft under development

Bengaluru-based Fortune Primero, which operates over one million sq ft of owned commercial and industrial space with 98 per cent occupancy, is expanding its footprint into Tamil Nadu through a new industrial redevelopment project in Hosur.

Operating on a long-term build-own-lease model, the company maintains near-full occupancy across its commercial and industrial portfolio, said Raahil Reddy, Director, Fortune Primero. So far, the developer has completed 25 projects across residential, commercial, and industrial segments.

“Over the last 15–20 years, we’ve focused primarily on commercial and industrial developments, catering to clients such as Toshiba, Titan, Tata Motors, and BMW,” Reddy said.

On the residential front, Fortune Primero is developing its flagship mixed-use project on a 15-acre land parcel in Sarjapur, which will encompass residential, commercial, and retail spaces. The company currently has about 20 lakh sq ft under development across all three categories- commercial, residential, and industrial, and expects around 17 per cent growth in leased space in 2025.

Commercial assets

The company’s commercial assets are largely concentrated in South Bengaluru, covering micro-markets such as Silk Board Junction, Electronic City, and Hosur Road. The new Hosur project, Reddy added, leverages the region’s industrial base and growing connectivity with Bengaluru.

“Hosur has strong industrial fundamentals and improving connectivity, with developments like the proposed metro line extension and the upcoming airport,” he said. “We view it as a natural satellite for future growth.”

Fortune Primero’s upcoming projects are being funded primarily through internal accruals and debt, with no plans to raise external equity. Reddy said the company will continue to pursue disciplined, opportunity-based expansion across southern markets while consolidating its stronghold in Bengaluru.
