Danube Properties launches ‘SHAHRUKHZ by Danube’ – first celebrity-named commercial tower in Dubai

Imagine taking a break from work to dive into an infinity pool on the 33rd floor, overlooking Dubai’s skyline. This is the vision Danube Properties is promising with ‘SHAHRUKHZ by Danube’, a 55-storey premium commercial tower on Sheikh Zayed Road that marks what the company claims is the first time globally that a commercial tower has been named after a celebrity.

The announcement was made at a launch event held at Grand Hyatt Mumbai in the presence of Bollywood actor Shah Rukh Khan and Rizwan Sajan, Founder and Chairman of Danube Group. The project commemorates 33 years of professional journey for both Khan and the Danube Group.

“Both Shah Rukh Khan and Danube began their journeys 33 years ago with a shared dream – to create impact through passion and perseverance,” said Rizwan Sajan. “SHAHRUKHZ by Danube unites these two stories of humble beginnings and relentless ambition.”

The tower spans over 1 million square feet of built-up area with prices starting at $460,000. The project is scheduled for completion in Q2 2029, though Adel Sajan, Managing Director of Danube Group, noted that “Danube always has a track record of delivering six months before schedule.”

The commercial tower will feature over 40 amenities including a sky pool on the 33rd floor, helipad for air taxis, king’s clubhouse, and an outdoor lounge on the 55th floor overlooking Palm Jumeirah. “We wanted to make a grade A commercial tower, something that is not only one of the best towers that Dubai has seen, but one of the best commercial towers the world has seen,” said Adel Sajan.

The project employs what the developers describe as a “hanging tower concept” with four floors of amenities from the 32nd to 36th floors. “How many of you all go to work and visualize you can go to the 33rd floor and enjoy this beautiful sky pool,” Adel Sajan said during the presentation.

The tower will also feature a statue of Shah Rukh Khan at the entrance and a “Shah Rukh’s Boulevard” in the podium level. “When we create this beautiful SHAHRUKHZ by Danube tower in the heart of Sheikh Zayed, we are anticipating, like Mannat, people are going to come down to this office tower and take a picture,” said Adel Sajan.

Shah Rukh Khan, speaking at the launch, said, “It is deeply touching to have a landmark in Dubai carry my name. Dubai has always been special, a city that celebrates dreams and ambition. SHAHRUKHZ by Danube reflects how far belief and hard work can take you. I’m honoured to be associated with a brand that shares the same spirit of aspiration and excellence.”

Danube Properties will offer its signature one per cent monthly payment plan for the project. Rizwan Sajan explained the company’s strategy: “When I came into the property business, there were so many giants who were selling property in Dubai. But then I said, what do I do differently? I realized that 85 per cent of the population is expat. They want to buy a house but they cannot. So I started a one per cent payment plan.”

The company stated that approximately 30 per cent of buyers of Dubai properties are of Indian nationality. “Indians are the one who are the biggest spenders,” said Adel Sajan, explaining the rationale for celebrity partnerships.

Danube Properties, established in 1993, has launched 40 projects to date with 18 successfully delivered. The company is currently the fourth largest private developer in Dubai by sales value and the second largest Indian developer overall.

When asked about expansion plans to India, Rizwan Sajan said, “I would love to come to start something in India but right now we are so busy in Dubai because people from all over the world are coming to Dubai.”
