Luxury project with India’s first man-made beach to soon rise in Chennai

GT Bharathi Urban Developers Pvt. Ltd. (GTB), the Chennai-based real estate developers, on Tuesday launched Republic of Nature (RON), India’s first man-made beach micronation, a residential and lifestyle destination along the East Coast Road (ECR). This project brings together luxury living, nature-inspired design, and sustainable development to offer upscale living.
The 3.5-acre artificial beach, called lagoon beach, is like the ones that exist in Dubai and Indonesia, and the company brings this to India for the first time in Chennai.
Republic of Nature Micronation Project will be valued at ₹2,500 crore across four phases in a five-year term period, said Bharat Doshi, Chairman, GTB Urban Developers.
It has signed a partnership with The Indian Hotels Company Limited (IHCL), the custodian of the brand Taj, to develop a 120-key IHCL SeleQtions hotel.
Out of the total 32 acres, in the first phase, 8 acres have been approved by RERA and the model villa is ready. In the 8 acres, 60 villas and 155 apartments will be constructed. The Taj hotel has been allotted 3.5 acres, Doshi said.
Arun Bharathi, Managing Director, GTB Urban Developers, said the micronation is a 32 acre ‘Car-Free’ community and GTB is reviving four natural ponds, a bioswale and green cover of native vegetation for more than six acres.
While land is a family owned, construction investment will be through a combination of the company’s own equity, sales investment and bank loan, he said. “We have reached financial closure for phase I. We expect nearly ₹420 crore of sales in the first phase. The construction value could be around ₹220 crore,” he added.
On pricing, Bharathi said the apartment starts at ₹99 lakh for a 1 BHK and goes up to ₹2.5 crore. The villas start from ₹3.75 crore and go up to ₹6.5 crore.
